What are the restrictions of the No Closing Costs Home Loan?
This offer is only available for primary residential purchases that are to be occupied by the owner. The properties must be owned free and clear or must be refinanced from a non-SDCCU owner. Refinancing for a primary or second home cannot take advantage of power purchase loans. Existing loans may be refinanced but do not qualify for the No Closing Costs offer. Many Closing Costs will be paid by SDCCU, including but not limited to title services, lender’s title insurance, tax service, appraisal, credit report, recording fees, flood certification, and more. However, these closing costs are not included in prepaid interest, rate re-lock, rate lock extension, homeowners insurance, owner’s title insurance, rate float down, city/county transfer taxes, and the initial escrow deposit. The owner has the right to select a title company or escrow. These restrictions may not be comprehensive. Finally, a portion of the closing costs may be reimbursed if the loan is paid off within 36 months of the origin of the loan, with this value being added to the loan payoff amount.
